Business Apartments

Provision of accommodation by the hotelier
The Service Station Services Ltd undertakes to provide the reserved furnished apartment for the entire booking period.

Services included:
• Electricity costs
• Cold and hot water supply
• Wi-Fi / internet
• TV
• Use of washing machine
• General building charges
• Central heating costs
• Fully equipped kitchen including electrical appliances
• Fully furnished and equipped apartment
• Bed linen for the agreed number of guests
• Towels (2 per guest) for the agreed number of guests
• Administrative costs

Additional services of the hotel (available on request):
Weekly cleaning service (4 × 2 hours/month), including change of bed linen and towels, waste disposal, as well as a duty garbage bag per week: CHF 150 + VAT per week or CHF 600 + VAT per month. The service can also be booked twice per month.

NOT INCLUDED (regardless of the booked services):
• Consumables, such as toilet paper, hygiene products, Laundry detergents, replacement bulbs, kitchen towels, etc.
• The national radio and television fee (Serafe) is, in any case, the responsibility of the hirer, because it is a personal head tax.
• In advance invoiced final cleaning cost:
– bachelor apartment/studio: CHF 350 + VAT
– 1-bedroom apartment: CHF 450 + VAT (1 bedroom, living room, bathroom, kitchen)
– Lofts : CHF 450 + VAT
– 2-bedroom apartment: CHF 550 + VAT (2 bedrooms, living room, bathroom, kitchen)
– Any additional expenses will be charged with CHF 50/hour.
• The final cleaning will be charged with the first rental invoice.
• A VAT rate of 3.8% applies to the rental fee, while other services are subject to 8.1% VAT.

Duration of the contract and notice period
The lease is automatically renewed each month, unless notice of termination is done. The cancellation must be done by the end of the month in writing by e-mail, with a notice period of one month.

Number of guests
Only the contractually agreed number of guests may use the business apartment.

Authorities & registration
Foreign guests moving to the Canton of Zug must register with the Office for Foreigners. Swiss citizens are required to register with the local Residents’ Office. Registration and any necessary approval procedures are the sole responsibility of the tenant.

Furniture and equipment
All of the furniture and all the facilities in the apartment, will remain the property of the Service Station Services Ltd.

Rent
The first month’s rent and the final cleaning fee are due upon conclusion of the contract. All subsequent rent payments must be made in advance, no later than the first day of each month. Payments must be made by bank transfer in Swiss francs and free of any charges. In the event of late payment, the tenant forfeits the right to occupy the apartment.

Late fees
For each reminder (every 7 days) will be charged a fee of CHF 50 + VAT.

Arrival and departure
Check-in is on the first rental day from 5 PM. Check-out must be made no later than on the last day until 9.00 AM. Other times can be arranged by mutual agreement.

Liability of the guest
The tenant is liable for any damage to the apartment, its furnishings, or facilities caused by themselves or by third parties during the rental period. All damages will be charged in full, plus a project management fee of CHF 120 per hour. Private liability insurance is mandatory and must be arranged by the tenant. All equipment and sanitary facilities are fully functional and free of defects at the time of check-in.

Property of the tenant
Service Station Services Ltd accepts no liability for theft, damage, or loss of any items brought onto the premises by the tenant.

Lease The Canton Of Zug
Where not otherwise regulated, the lease is subject to the General Conditions of Contract (GCC) applicable in the Canton of Zug.

House rules
The house rules are binding. All apartments are strictly non-smoking. In the event of a violation of the house rules, Service Station Services Ltd reserves the right to terminate the contract without notice and without refund of any rent already paid.

Pets
Pets are strictly prohibited.

Viewings
Service Station Services Ltd reserves the right to show the apartment to prospective tenants. Viewings will be announced in advance.

Use and rent
The apartment may only be used for private residential purposes. Commercial use is strictly prohibited. In the event of misuse, Service Station Services Ltd reserves the right to assert claims for liability. Sub-letting is not permitted under any circumstances.

Repairs and maintenance
Service Station Services Ltd reserves the right to carry out minor repairs and maintenance work during the rental period.

Duty of care – key
In the event of loss of keys, parking permits, remote controls, laundry cards or similar items, the guest shall bear the full cost of replacement. A handling fee of CHF 120 will also apply. Replacement of security keys in Switzerland may exceed CHF 500.

Cancellation by the guest
In the event of withdrawal prior to check-in the following cancellation fees apply:
• 6 weeks prior to arrival: 50 % of one full month's rent
• 4 weeks prior to arrival: 75 % of one full month's rent
• 2 weeks prior to arrival: 100 % of one full month's rent
The fees include all third-party services.

Insurance protection
Service Station Services Ltd accepts no liability for damages resulting from the guest’s own negligence, force majeure, strikes, or similar events. No liability is accepted for any damages suffered by the guest.

Privacy
Service Station Services Ltd is entitled to collect, process, and use personal data insofar as necessary for the purpose of handling reservations and managing the tenancy. Data will only be stored or transferred where required. By entering into the agreement, the guest consents to the corresponding data processing policy.

Severability
Should any provision of these General Terms and Conditions be or become invalid, the validity of the remaining provisions shall not be affected. The parties agree to replace the invalid provision with a valid one that most closely reflects the original economic and legal intent.

Changes to the general terms and conditions
The Service Station Services Ltd reserves the right to change the terms and conditions at any time without notice.

Applicable law and jurisdiction
This contract is governed exclusively by Swiss law. The place of jurisdiction is Zug, Switzerland.
