Business Apartments

Provision of accommodation by the hotelier

Service Station Services AG is obliged to provide the reserved furnished flat for the entire period for which it was booked. Should Service Station Services AG not be able to provide the reserved accommodation upon the guest's arrival, suitable substitute accommodation will be provided, as well as compensation for any additional costs incurred due to the inconvenience over and above the originally agreed price - e.g. additional transport costs, additional accommodation costs, etc.

Services included:

- Fully equipped kitchen incl. appliances

- Cold and hot water supply

- Fully furnished and equipped flat

- Electricity costs

- WLAN / Internet

- Bed linen sets for the agreed number of guests

- Bath towels (2 per person) for the agreed number of guests

- Use of washing machine and dryer

- Administrative costs

- General building costs

- Central heating costs

These additional hotel services can be booked:

- Weekly general basic cleaning service (max. 4 x 1.5 hours / 4 x per month) including change of bed linen/towels, rubbish disposal and 1 taxed rubbish bag per week.

NOT INCLUDED (whether with or without hotel services):

- Consumables such as toilet paper, toiletries, detergent, light bulbs incl. replacement, kitchen towels, etc.

- the national television and radio licence (Serafe) is in any case the responsibility of the tenant.

- Costs invoiced in advance for final cleaning: 1-room flat: CHF 350 + VAT / 2-room flat: CHF 550 + VAT. 3-room flat CHF 700 + VAT. Additional time and costs required will be invoiced in any case.

- The final cleaning will be charged with the first rental invoice.

- 3.8 % VAT for the apartment fee. Other services have 8.1 % VAT.

Number of guests

Only the contractually agreed number of persons may use the Business Apartment.

Authorities

If a foreign guest moves to the canton of Zug, he or she must register with the Office for Foreigners' Affairs. Swiss nationals must register with the residents' registration office. The tenant is solely responsible for registration and authorisation.

Furniture and fittings

Service Station Services AG is the owner of all furniture and fittings within the flat.

Contract period and notice period

The duration of the contract is specified in the rental agreement and is binding. The agreed rental period is always fixed and we always rent out whole months. Thereafter, the notice period is 1 month (30 days) and must always be given in writing by the last day of the month at the latest. If these conditions are not met, Service Station Services AG reserves the right to let the apartment to another tenant.

Rent payment

The first month's rent and the fixed final cleaning fee are to be paid upon conclusion of the contract. Thereafter, the rent is payable one month in advance on the 1st of each month. All payments are to be made by bank transfer, in Swiss francs and without deduction of bank charges. If the rent is not paid on time, the guest loses his right to accommodation.

Dunning fees

If the rent is not paid within the payment period, each reminder (every 7 days) costs CHF 50 + VAT.

Arrival and departure

Check-in is possible from 5 pm on the first day of the rental period. Check out no later than 9 am on the last day of the rental period. Exact arrival and departure time by arrangement.

Liability of the guest

The tenant is liable for all damage caused by him or third parties to property, furniture and equipment during the rental period. Damage caused by the hirer will be charged at full cost, plus the cost of project management (CHF 100.- per hour). Liability insurance is compulsory and is the sole responsibility of the hirer. All appliances and electronic devices are in perfect working order at check-in. All sanitary facilities are functioning and all drainage pipes are free of blockages upon check-in.

Property of the tenant

Service Station Services AG excludes any liability for theft, damage or loss of movable property brought into the flat by the tenant.

Rental agreement of the Canton of Zug

The General Terms and Conditions of the Zug Tenancy Agreement (AVB) apply unless otherwise stipulated in this contract.

House rules

The house rules are binding and all flats are absolutely non-smoking. In the event of violations of the house rules, Service Station Services AG is free to unilaterally withdraw from the contract without refunding the rent paid.

Pets

There are strictly NO pets allowed.

Tours

Service Station Services AG has the right to show the furnished flat to prospective tenants. Viewing dates will be announced by Service Station Services AG in advance.

Use and subletting

The guest has the right to use the flat for private purposes only. Commercial use is not permitted. In the event of misuse of the flat and the facilities, Service Station Services AG may assert a liability claim. Subletting is not permitted.

Repairs and maintenance

Service Station Services AG is entitled to carry out minor repairs and maintenance work during the rental period.

Duty of care - Key

The guest is fully liable for the loss of flat keys, parking cards, remote controls, washing sockets, etc. The guest must pay all replacement costs plus a handling fee of CHF 100. A Swiss key replacement can cost CHF 500 - 1'000.

Withdrawal and termination of the accommodation contract by the guest

Cancellation fees from the rental contract before check-in are regulated as follows: 6 weeks before arrival 50%,

4 weeks before arrival 75%, 2 weeks before arrival 100% of a full month's rent plus all additional services.

Risk insurance

Service Station Services AG is not liable for damages caused by negligence of the guest. Service Station Services AG is not liable for damage/disruption caused by force majeure, strikes or similar. Service Station Services AG also accepts no liability for damage suffered by the guest.

Data Privacy

Service Station Services AG may collect, process and use personal data insofar as this is necessary for a smooth booking process. Data is only stored and exchanged insofar as this is necessary. The guest agrees to the collection of data insofar as this is necessary.

Severability clause

Should individual parts or clauses of the General Terms and Conditions be invalid/void, the validity of the remainder of the contract shall not be affected. The parties shall endeavour to find an acceptable solution that comes as close as possible to the intended regulation.

Changes and additions to the General Terms and Conditions

Changes or additions to the General Terms and Conditions may be made at any time without prior notice.

Applicable law and place of jurisdiction

This contract is governed exclusively by Swiss law. The parties agree to the exclusive jurisdiction of the court of Zug / Switzerland.
